Position Overview
This position supports the Real Estate Manager and Company Leadership Team and reports to the Real Estate Manager. It requires a high level of professionalism and discretion. This position requires tracking, compiling, and analyzing data required for effective administration of our real estate related assets. The position will be dynamic, and its requirements may change as per the Real Estate Manager’s instructions.
Key Responsibilities (Essential Duties and Functions)
- Assist in the marketing and negotiating sales of surplus properties and purchase of properties.
- Assist in negotiating leases and insure timely closing and compliance with terms.
- Track and report property tax assessments, submit applications for tax appeals when warranted after conducting and/or obtaining property valuations.
- Conduct and/or obtain title searches, surveys, job cost estimates as needed.
- Entitlement, zoning, and permitting activities including compiling and submission of required documentation and applications, and attending public meetings as needed.
- Organize and maintain accurate hard copy property files and database of all owned and leased properties.
- Deal with issues involving water rights & wells, easements, rights of way, boundary disputes, neighbor complaints, and unsafe conditions on properties.
- Meet with area managers and assist with local property matters.
- Ensure compliance with land use and/or conditional use permits, royalty agreements, pit leases, etc. in order to maximize value and usefulness of properties.
- Assist in real estate due diligence activities for acquisition prospects.
- Other duties as assigned.
Qualifications
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
Education/Experience
- High School Diploma or GED equivalent required
- A four-year college degree in engineering or business is preferred.
- Minimum of 5 years work experience as a commercial/industrial real estate professional, construction manager, or civil engineer
Knowledge/Skill Requirements
- Computer knowledge and skills. Advanced knowledge of Word and Excel. Knowledge of PowerPoint, Outlook, Teams, Access, ArcGIS, and Google Earth is a plus.
- Excellent oral and written communication skills. Experience in making presentations at public hearings a plus.
- Ability to follow verbal and written instruction. Skilled in following complex oral and written instruction.
- Ability to complete tasks timely without supervision.
- Excellent customer service
- Ability to deal with the public in a pleasant, courteous, and calm manner in all circumstances.
- Ability to work under pressure and be multi-task oriented.
- Ability to establish and maintain effective working relationships with other staff, department heads, and the public.
- Skill in operating a variety of office equipment, including copiers, computer keyboard, and telephone.
Preferences
- Real Estate license is preferred
- Prior experience working in the construction industry a plus.
