Position Overview

The Commercial Manager plays a critical leadership role in overseeing the commercial, contractual, and financial performance of construction projects across public and private markets. This role partners closely with operations, estimating, project management, and senior leadership to ensure projects are bid, executed, and closed in alignment with organizational strategy, contractual requirements, and profitability goals.

Primary Responsibilities

· Provide commercial leadership across assigned projects from bid through closeout.

· Oversee contract review, negotiation, and administration to ensure compliance with contractual obligations.

· Partner with estimating and operations teams during bid reviews, forecasting, and pricing strategy.

· Monitor and manage project financial performance, including cost tracking, forecasting, and margin protection.

· Review and approve change orders, claims, pay applications, and contract modifications.

· Ensure timely and accurate billing, cost recovery, and cash flow management.

· Identify and mitigate commercial and contractual risks throughout the project lifecycle.

· Collaborate with legal, finance, and operations teams on dispute resolution and claims management.

· Support project managers with commercial training, guidance, and best practices.

· Ensure compliance with company policies, safety standards, and regulatory requirements.

· Maintain strong client, subcontractor, and stakeholder relationships.

· Prepare and present commercial reports and forecasts to senior leadership.

· Perform other duties as assigned.

Qualifications

· Bachelor’s degree in Construction Management, Engineering, Business, or related field preferred.

· 5–10 years of experience in construction, commercial management, project controls, or related roles.

· Strong understanding of construction contracts, project finance, and risk management.

· Experience with public sector and private construction projects.

· Proven ability to manage complex commercial and contractual issues.

· Strong analytical, negotiation, and decision-making skills.

· Proficient with Windows-based systems and construction management software.

· Excellent written and verbal communication skills.

· Valid driver’s license and ability to pass pre-employment screening.

Work Environment & Physical Demands

This role requires a combination of office and field presence. Field work may involve exposure to varying weather conditions, uneven terrain, noise, and active construction environments.
